Construction Project Manager

nn Job Summary: nn nn n nn nnSoLa Impact is looking for a full-time Construction Project Manager.

The successful candidate will be responsible for coordinating projects, scheduling, tracking the progress of projects and reporting their results.

We are a Los Angeles based private equity and social impact fund that focuses on acquiring, developing, and renovating properties in Los Angeles and have acquired 1000+ apartments and 110 mixed-use buildings over the last 18 months and are in progress on an additional 1,500 ground up residential units.

nn nn n nn nn Responsibilities: nn nn
● Works as project lead with supervision from Construction Manager.

Create schematic designs and establish schedules;nn nn
● Draft plans, sections, elevations, detailing, and other plan set drawings;nn nn
● Manage the renovation of affordable housing and/or adaptive reuse of commercial spaces, including planning, work scheduling, coordinating with on-site supervisors, work with procurement for materials, and other related functions;nn nn
● Prepare scopes of work for project bids;nn nn
● Work through solutions provided for design deficiencies, schedule concerns, and other project-specific issues;nn nn
● Monitor for quality control of all work performed;nn nn
● Responsible for closely monitoring each project he or she manages to ensure that projects remain on track, meet deadlines, stay under budget, and develop according to plan; nn nn
● Responsible not only for identifying project objectives but ensuring that they’re met;nn nn
● Provide accurate and timely status updates of work-in-progress to the Construction Manager;nn nn
● Conduct site visits to supervise progress, measure existing conditions and create as-built drawings;nn nn
● Work with finance, management, and field contractors to track construction costs from project start to finish, develop tools/reports/methods to help reduce costs, track expenses and minimize construction time.nn nn n nn nn Education and Experience: nn nn
● Bachelor’s degree in Construction Management, Architecture or related field;nn nn
● Minimum 5 years construction project management experience;nn nn
● Must have extensive knowledge of construction materials and project phasing;nn nn
● Experience with Type 5 and Type 3 construction, 50-250 units per project on average;nn nn
● Must be familiar with codes, plan check and permitting process.nn nn n nn nn Skills and Attributes: nn nn
● Proficient in MS Office and Auto CAD, Revit or related software; ability to read and interpret Architectural drawings;nn nn
● Exceptional interpersonal, verbal, and written communication skills; excellent follow through;nn nn
● Ability to work independently and effectively in a fast-paced, demanding environment;nn nn
● Ability to collaborate with others and utilize knowledge and resources to identify quality solutions;nn nn
● Logical, analytical, and creative approach to problem solving;nn nn
● Highly organized, resourceful, proactive, creative, detail-oriented, and a critical thinker;nn nn
● Well-developed time management skills with the ability to manage multiple priorities;nn nn
